Derelict Flag Pole Factory Site in Middleton to be Transformed into 20 Affordable Homes
Middleton, Greater Manchester – A derelict former factory site in Middleton is set to be given a new lease of life, with plans approved to build 20 affordable homes on the land. The old Phoenix Works on Brookes Street, which has stood vacant for years, will be demolished to make way for the new housing development.
The site was home to a company that manufactured fibreglass flag poles between 1989 and 2018. Since its closure, the building has fallen into significant disrepair, becoming a target for vandalism and suffering from widespread deterioration. The new plan will see the dilapidated structure cleared to unlock the land for community benefit.
The development, led by Kwik Build Limited, will introduce a mix of two and three-bedroom semi-detached homes. These properties will be designated as affordable housing, offered at a discounted price from usual market rates to help local people get on the property ladder.
According to planning papers, developers chose the location based on its proximity to local amenities, including shops, pubs, and restaurants, ensuring the new development is well-integrated with the surrounding residential community.
The project promises to deliver 'high standard' homes, with each property set to include off-street parking, private gardens, and comprehensive landscaping to enhance the area's appearance.
While Rochdale Boroughwide Housing (RBH) was originally slated to manage the affordable homes, it has been confirmed that another registered housing provider has since been chosen to oversee the properties once completed.
