Rochdale, Greater Manchester – Construction has officially commenced on a new development of 33 apartments close to Rochdale railway station, marking another significant step in the borough’s ambitious wider regeneration plans for its transport hubs. The project, located at the prominent corner of Maclure Road and Station Road, will deliver modern, energy-efficient homes alongside new commercial spaces.
The development is set to feature a six-storey apartment block offering a mix of one and two-bedroom homes designed for private rent. Crucially, the scheme has been designed to meet rigorous net-zero standards, reflecting a commitment to sustainable living and environmental responsibility. Four commercial units will also be incorporated on the ground floor, enhancing local amenities and economic activity.
Oak Construction Projects has been appointed to build the scheme, with a projected completion time of approximately 12 months.
Funding for the project includes a substantial investment of nearly £1 million from the Greater Manchester Combined Authority's brownfield land fund, underscoring the importance of redeveloping disused urban sites. This development is a key component of Rochdale Council’s overarching rail corridor strategy, an ambitious initiative aiming to create sevral thousand new homes alongside commercial spaces, around five railway stations across the borough.
The new apartments are being built within convenient walking distance of the ongoing Station Gardens development, where dozens of new homes are currently under construction on a former retail site. That larger scheme, which secured £15 million from the government’s Community Regeneration Partnerships Fund, is focused on providing a range of family housing options, demonstrating the diverse housing provision planned for the area.
The wider regeneration efforts surrounding Rochdale railway station extend beyond housing, with plans also including the creation of a new public square, an enhanced station entrance, and additional park and ride facilities, all designed to improve connectivity and public realm.
