Newhey Pub Set to Transform into Flats Following Decline in Custom

Newhey, Rochdale – A well-known local pub, The Cedar Tree Bar and Grill in Newhey, could soon be converted into residential flats following a significant downturn in customer numbers. Owners of the Haugh Fold establishment have submitted plans to transform the building into seven new homes.


The proposal comes as The Cedar Tree Bar and Grill has experienced a notable decline in patronage over recent years, a trend that planning papers attribute to a, "broader national trend of decreasing pub usage". If approved, the three-storey stone building would be redeveloped into a mix of two two-bedroom flats and five one-bedroom flats.

According to the submitted plans, the external appearance of the historic building would remain largely unchanged. This commitment aims to preserve its architectural character and ensure it remains in keeping with the aesthetic of the surrounding Newhey area.

Justifying the proposed change of use, the planning documents highlight the evolving social landscape, asserting that the community's social needs will continue to be met by other establishments in Newhey. The area boasts several other local restaurants and pubs, including The Bulls Head, Newhey Lodge Sports Bar, Char, Bank Chambers, and Top Bird.

Furthermore, the plans align with broader housing objectives for the region. Planners have voiced support for the creation of additional homes, noting a, "recognised need for additional housing in Rochdale". This is particularly relevant for the provision of affordable flats suitable for young professionals and small families within the borough.

The application is currently awaiting approval to proceed with the transformation.
