The proposal, put forward by developer Kohinoor Banqueting Limited, aims to breathe new life into the Long Street building, which has been closed since 2020. The scheme would create a new multi-use function space designed to host a wide range of functions, including weddings, ceremonial gatherings, and other community events.
Central to the plans is the construction of a two-storey extension at the rear of the property. This modern addition is intended to significantly expand the available space, allowing the venue to cater for larger gatherings and establish itself as a premier events destination in the area.
According to the application, the development will be comprehensive. Proposals include a full internal refurbishment of the existing structure, alongside a sensitive renovation of its heritage façade to preserve the building's historical character while updating its appearance.
The transformation will also extend to the exterior grounds. A currently disused area at the back of the building is earmarked to become a landscaped car park. The design incorporates environmentally friendly features, including new plants, green swales for sustainable drainage, and a visually striking ‘green-wall’.
Developers have stated that the contemporary design of the new extension will respectfully take inspiration from the architectural style of the original Conservative Club, ensuring the new and old elements of the building complement each other.
The plans have been formally submitted to Rochdale Borough Council for consideration. A final decision on whether the development will receive the green light is expected. If approved, the project would mark a significant new investment in Middleton's town centre, repurposing a prominent vacant building for the community.
