Major Housing Development on Rochdale Canal Bank Nears Approval
Castleton, Greater Manchester – A substantial housing development comprising 158 new homes on Trub Farm, adjacent to the Rochdale Canal, is poised for a crunch decision by Rochdale Council’s planning committee next week. The proposal by MCI Developments, which has already received a recommendation for approval from council planning officers, aims to transform a long stretch of land near Castleton into a new residential community.
The plans, initially for 162 homes, have been slightly scaled back to the current 158 units. If approved, the development promises private gardens for all residences, alongside dedicated public open space and a children’s play park, designed to foster a family-friendly environment.
The diverse housing mix includes 24 two-bedroom and 24 three-bedroom apartments, housed in three-storey buildings planned for the northern section of the site. The bulk of the development will consist of family-sized homes, featuring a blend of detached, semi-detached, and terraced properties with three, four, and five bedrooms. Most houses will be two-storeys high, with 23 units reaching 2.5 storeys. The majority of the houses are designed as semi-detached or in small terraces of three.
Accessibility to the new estate will primarily be via Trub Road. Crucially, the plans incorporate a new bridge and walkway over the Rochdale Canal, directly linking pedestrians to the existing canal footpath. An additional stairway to the north of the site is also proposed, ensuring easy connections for residents to the nearby community of Castleton.
With council planning officers having recommended the plans for approval, the final decision rests with the council’s planning committee. They are scheduled to deliberate on the proposal on July 31st.
